HOW WE SELECT OUR TENANTS

IDS is a medium sized housing association with 1300 properties. On average we let 100 properties a year.

 

We are required to allocate a minimum of 50% of our vacancies to local authorities, who will provide a suitable nominee from their Housing Register.

Approximately 25% will be allocated to existing tenants via the internal transfer list, which operates on a date entry basis.

The remaining vacancies will be offered to:

  • Referral Agencies
    These are organisation working with people in housing need that do not have access to social housing via the local authority register.
    Currently IDS offers one property per year to eight agencies. A list of these agencies is available from Head Office on request.
  • Key Workers
    We will allocate 5 properties in the coming year to people working locally in the public or charitable sector in modest, or low paid, employment. For example, teachers, nurses, service workers or ancillary staff.
  • Community Lettings
    Five permanent household members of current tenants will be allocated a suitable property.
  • HOMES Mobility Scheme
    We will offer 2 vacancies to tenants nominated by other social landlords.
  • Direct Applicants
    IDS only accepts direct application in very specific circumstances.

Sheltered Accommodation:
We keep open waiting lists for all of our sheltered schemes. These are designed for people over the age of 55 years who would benefit from the services of a resident scheme manager.

Evelyn Court 3rd/4th Floor (unlifted):
We keep a waiting list for a proportion of these 2 bedroom properties and anticipate letting 5 flats in a year. These flats are not available to applicants with children under 5 years of age. Details of eligibility criteria are available on request from Head Office.
